Hope Park Workspaces provides serviced office space across Bradford and Salford, operating with a team of 20 to 50 people.
It is a well-run operation with genuine occupancy to fill, the kind of business where getting local search visibility right is a commercial necessity.
When they came to CreateTheWeb, they had already spent a year paying for SEO with another agency.
The investment had generated minimal returns. Leads through the website were scarce, the strategy had never extended properly to their Salford location, and the entire online presence was dangerously reliant on one or two keywords in Bradford.
Any shift in those rankings would have left them with almost nothing.

We built the new Hope Park website on React and Next.js with a headless CMS, the same modern stack we use across our commercial rebuilds, chosen because it delivers the performance and flexibility that WordPress increasingly struggles to match at this level.
Load times dropped to under one second.
The design was refreshed to reflect Hope Park's position as a professional serviced office provider, cleaner, more modern, and built around a visitor journey that guides prospective tenants toward an enquiry rather than leaving them to find their own way.

The CMS gives the Hope Park team full control over their content without any performance trade-off.
Crucially, the site was built with the SEO campaign in mind from the outset.
The page structure, URL architecture, heading hierarchy, and internal linking were all designed to support rankings.

2. SEO Campaign
We built a 35-keyword targeting strategy covering both Bradford and Salford, a deliberately ambitious scope that reflected the commercial opportunity available to Hope Park across both locations.
The model was drawn from estate agent SEO, a sector that operates in search environments dominated by major aggregators and national platforms.
Competing there requires a strategy that is both technically sound and properly executed. It does not leave room for shortcuts.
For each keyword target, we built dedicated location and service pages, giving every term its own properly optimised home rather than expecting a single page to rank for everything.
Internal linking was set up to reinforce page authority across the site and guide both visitors and search engines through the structure logically.
The element that made the biggest difference was link building.
We ran an outreach campaign to relevant authors on high-quality blogs, securing backlinks that carried genuine authority.
Hope Park had never had this done before. Their previous agency had not touched it. The absence of backlinks had been quietly limiting everything else they had tried.

3. Social Media
Alongside the website and SEO work, we delivered professional content and graphic design for Hope Park's social media presence.
The goal was consistency: a polished, on-brand presence that matched the upgraded website and gave prospective tenants the same professional impression across every touchpoint.

Rankings, Visibility, and Leads That Actually Moved
The numbers from the SEO campaign are among the strongest we have seen for a local commercial search brief at this budget level.
Google visibility increased by 300%. Of the 35 keywords targeted, 20 now rank in position 1, 30 are in the top 3, and 43 are on page one, the top 10 results.
Across the full tracked keyword set, 41 terms improved during the campaign, with 1,475 total positions gained.
The Salford results are the standout story. This was a location with no meaningful organic presence when we started.
Within the campaign period, "large office in Salford" and "serviced offices in Bradford" both moved from outside the top 100 to position 1, gains of 99 positions each.

"Office space in Salford" moved from position 99+ to position 2. "Serviced offices in Salford" reached position 3.
These are not incremental improvements. These are locations going from effectively invisible to owning the top of the results page for its most commercially valuable search terms.
And the leads followed. In just two months of the campaign running, Hope Park doubled the number of direct leads they had generated across the entire previous year with their old agency.
